I help evaluate Lindon Residential real estate in the 84042 zip code area, and surrounding areas including Highland and Lehi. I can help you establish the right price for your property based on your goals to buy or sell.

Evaluation of a Lindon Residential real estate property includes a number of considerations, including the following:

Appraisal. Of course an appraisal of your Lindon Residential real estate property is key. Appraisals are done by licensed appraisers, and provide you with a detailed and specific valuation of your Lindon Residential real estate property.

An appraisal will include your location in Lindon, and your proximity to shopping, schools, freeways, and other related services. An appraisal will also take into consideration the condition of your Lindon Residential real estate property, including age and conformity with modern building codes.

Cosmetic appeal will be a consideration as well. Cosmetic appeal can include everything from the condition of the property, including paint or surface treatments, to wear and tear, to landscaping and general upkeep.

Establishing a valuation for your Lindon Residential real estate property will require a coordinated effort between the appraised value of your home, with your selling goals. While the appraiser will consider ‘fair market value’, you will have to consider whether the market is paying top dollar for your type of property, and how fast you want to sell. ‘Pricing to sell’ is an important factor in how long your Lindon Residential real estate property will be on the market, and how attractive it will be to potential buyers.

Give me a call if you need some help evaluating your property. There are lots of factors that go into establishing a price for your Lindon Residential real estate property, and I can help you understand the factors that need to be considered as you make this important decision.

Negotiating Lindon Real Estate Sales

October 20th, 2007 by realtyadvantage

Negotiating an Lindon real estate sale can save you hundreds or even thousands of dollars when you purchase Lindon real estate property . And while many Lindon buyers don’t consider saving a hundred or two on an expensive real estate purchase, it’s important to remember that every penny counts.

As a Realtor, I make a living negotiating real estate purchases, and am on your side when it comes to finding the right price, and making sure we have explored the opportunity to save. Negotiating real estate sales is not something everyone in Lindon does regularly, so it helps to have a Realtor on your side that knows the territory, and can offer advice, work the numbers, and even make the call.

The issue of negotiating was recently discussed in an article by columnist Lindon Broderick Perkins . Broderick writes a regular blog at Realty Times , and highlighted five negotiating tips he found at Consumer Reports :

1. Gauge the seller’s need. In real estate, this means we need to understand if the seller is under pressure to sell, and therefore may be more willing to lower the price if you Lindon real estate sale can be closed quicker.

2. Go to the top. For real estate sales, going to the top always means working directly with the owner of the Lindon real estate property . Smart owners will engage a real estate agent to manage the process as their representative. In cases like this it is important to know the ins and outs of real estate negotiating, and having a Realtor on your side will level the playing field, and can give you the advantage.

3. Negotiate from a position of power. In real estate negotiations, a position of power can mean a lot of things. The more options you have on the table, and the less hurried you are, can make big differences in the purchase of your Lindon real estate property . It can be a good idea to negotiate a real estate purchase when the pressure is low. In our local buyer’s market, we have a perfect time to negotiate Lindon real estate sales .

4. Time is money. Consumer Reports talks about ‘looking for sales’, which means you need a Realtor on your team to help you find the best deals and great values. As a Realtor, I always have my ‘ear to the tracks’, listening for great deals on Lindon real estate property that I can match up to real estate buyers and real estate sellers.

5. Bring the cash. Finally, Consumer Reports recommends that you ‘pay with cash’. Paying with cash for Lindon real estate property is not always an option, however as a Realtor I can help you work with local real estate financing sources to establish your pre-qualification for loans. Getting pre-qualified before we begin the negotiations can help in many ways, and will ultimately save you time and money on your Lindon real estate sale .

I’m Aaron McIntire, and as your local Lindon Realtor, I am here to help you negotiate your next real estate purchase. You can find me at Realty Advanatge. Give me a call at 801.787.9705.

Let’s get started.

Buyer’s Market

October 7th, 2007 by realtyadvantage

A lot of people are talking about the Lindon real estate market as a ‘buyer’s market’ these days.

But what does that mean?

A ‘buyer’s market’ is, of course, one that favors the buyer. This is usually taken as ‘prices are low’ for Lindon real estate properties, but it can also mean that there are more Lindon property sellers than Lindon property buyers, and that Lindon property value is under more scrutiny because there are more real estate options.

In a buyers market, selling Lindon real estate is not always a ‘bad’ idea. When people start hearing that we have a ‘buyers market’ on our hands, would-be buyers in Lindon start looking a little more seriously. Pretty soon you have an Lindon real estate market that achieves balance, as buyers consume available inventory and Lindon real estate sellers find themselves with a premium opportunity on their hands.

Ultimately, this means you need an experienced Lindon Realtor on your side, whether you are looking to sell an Lindon real estate property, or buy an Lindon real estate property. It can be worrisome to decide when to buy Lindon real estate, or whether to sell an Lindon property.

Our Lindon Realty Advanatge agency is here to help. We are experienced in the effects of a ‘buyer’s market’, and can help you manage your plans to buy or sell Lindon real estate. Give us a call at 801.787.9705, or visit our Lindon real estate website at realtyadvantageinc.com.

We’ll help you figure out whether a ‘buyer’s market’ is a market for you.

Showing Your Property

September 27th, 2007 by realtyadvantage

Showing your Lindon property can sometimes require a ’second eye’ to help ensure that you are emphasizing the right features, in the right way.

Recently there has been a lot of talk about ’staging’ in Lindon. Staging your Lindon property means to ‘dress it up’ for show, much like you would get yourself ready for a special event. Staging your Lindon property includes everything from simply cleaning up a bit, to decorating with the right colors, fixtures, and accessories, and even home improvement additions.

But how much is too much?

Staging in Lindon can be a bit tricky; you don’t want to spend money on staging, additions, or repair work because often times these efforts do not add value to your Lindon property. The money you spend on some efforts to ‘fix up’ may not be recoverable. Expensive additions can also be a matter of personal taste, and may not have wide appeal to other Lindon property buyers who may be planning their own additions, fixes, and changes.

Likewise, staging can sometimes be seen as overwhelming or even deceiving. Current research indicates that too much staging can turn potential Lindon property buyers away because the personality of the Lindon property is too strong and becomes the most significant deciding factor. Can you imagine missing a opportunity to sell your Lindon property because the style of the decor was too strong?

Lindon property buyers will be wary if staging appears to be implemented to hide defects or draw attention away from otherwise negative features.

Done correctly, staging can be an effective tool in selling your Lindon property.

As a Realtor, my experience in selling Lindon Residential properties allows me to be a good judge in what features to emphasize, and what degree of staging may be appropriate, or financially justifiable for the Lindon real estate market.

If you are looking to sell a Lindon property , and would like to have professional help in getting the most out of your sale, please give me a call.
